McCormick Ranch Housing Market

By Cody Wolfe, Broker · Updated November 2, 2026 · Sales through October 31, 2026

As of November 2, 2026, the median single-family home in McCormick Ranch sold for $1,282,000 over the last 12 months, up 9.6% from a year earlier, at a median of $539 per square foot. The middle half of those sales closed between $1,023,750 and $1,680,750. Homes went under contract in a median of 24 days, and 50 single-family homes are for sale right now, about 3.1 months of supply. Townhomes and condos sold for a median of $721,825.

I pull these numbers myself from ARMLS every month using a map boundary drawn around McCormick Ranch, so Gainey Ranch and Scottsdale Ranch sales aren't mixed in the way they are in 85258 ZIP code reports. If you want numbers for your specific street or subdivision, I can pull those for you.

What Garages and Pools Are Worth Here

Private pool148$1,407,450$5532,615

Garage space is scarce in McCormick Ranch. Only 32 of the 196 single-family homes that sold in the last year had three or more garage spaces, and they sold for a median of $1,905,000. Those are also bigger homes, so part of that gap is square footage, but they still ran about $100 more per square foot. If you're a car buyer looking here, expect to compete for a short list. Pools are the opposite story. Three out of four homes that sold had one, so a pool is close to standard in this neighborhood, and a home without one tends to sell at a discount.

What This Means If You're Selling

The last 12 months were good to McCormick Ranch sellers. The median single-family price rose 9.6% on 37 more sales than the year before. The typical home also went under contract in 24 days instead of 35. The last 30 days are where I'd pay attention. Only 12 single-family homes went under contract, compared with 23 in the same stretch last year, and 32 of the 50 homes for sale right now have already cut their price.

The first month on the market is where the money is. The 82 homes that sold within 30 days closed at 98.0% of their original list price. The 32 that sat past 120 days closed at 86.8% of their original price, which on a $1,500,000 list is close to $200,000. It doesn't always end in a sale, either. In the last 12 months, 54 single-family listings in McCormick Ranch expired or were canceled, and 25 of those homes still haven't sold. The $2,000,000 and up range is the hardest place to be right now, with 6.2 months of supply against roughly 2 to 3 months below that. If I were listing here this month, I'd price off the most recent closed sales in your subdivision and have the home ready to photograph the day it goes live.

What This Means If You're Buying

You have more room to negotiate than the 12-month numbers suggest. Of the homes that sold in the last year, 40% had a price cut before they sold, with a median cut of $104,250, and 29% closed with seller concessions, a median of $10,196. Today 64% of active single-family listings have already reduced their price. Above $2,000,000, with 6.2 months of supply, you have the most leverage on this page. Townhomes and condos give you even more, at 6.3 months. Under $1,000,000 is the exception. There are only eight single-family homes for sale in that range, so a well-priced one won't wait long.

My McCormick Ranch Sales

Both of my recent McCormick Ranch sales were in Heritage Terrace, where the median single-family sale over the last 12 months was $1,725,000. I listed 9014 N 81st St, took it off the market, and sold it off market for $1,600,000, closing November 21, 2025. That came to $575 per square foot, above the subdivision's $535 median. I also sold 9175 N 82nd St, which closed March 16, 2026 for $1,730,000. You can see both in my portfolio, and my McCormick Ranch neighborhood guide covers what it's like to live around the lakes and greenbelt.
