Listed isn't enough.
Luxury home marketing in Scottsdale, Paradise Valley, and Arcadia from Cody Wolfe, Wolfe Luxury Real Estate at The Agency Scottsdale.
Most sellers think being on the market is enough. It isn't. There's a difference between appearing on MLS and being actively marketed to the right buyers. That difference is what I build for every listing.
The Strategic Difference
The Industry Standard
Most agents list the property, upload photos, and wait. The assumption is that the right buyer will find it. In a competitive market, that assumption costs sellers money.
My Approach
I don't wait for buyers to find your home. I go find them. Every listing gets a marketing plan built around the property: a pre-market launch when the timing fits, paid Instagram and Facebook campaigns, in-person broker opens, neighbor outreach, and a dedicated listing page on this site. The Agency's network extends that reach to buyers and agents outside Arizona.
How I Market Your Home
Ten things your home gets, from before it hits the MLS to the last showing.
Pre-market launch
When the timing fits, I start marketing your home before it hits the MLS while you finish preparing it, in line with ARMLS rules. Some of my sellers have had offers before the home was ever listed.
A dedicated listing page
Your home gets its own page on wolfeluxury.com, built around the floor plan so buyers understand the layout before they scroll through photos. Zillow Showcase adds interactive floor plans on Zillow.
Paid Meta ads
Your home runs in paid Instagram and Facebook campaigns, reaching active buyers well beyond the people already searching Zillow.
Social media and video
Your home gets its own Instagram posts, stories, and reels, plus lifestyle video that shows how the home actually lives.
Handwritten neighbor notes
Your neighbors get handwritten notes about your home. The next buyer is often a neighbor's friend or family member.
Targeted direct mail
Just-listed postcards go to the surrounding neighborhood, mailed from owner lists I clean myself so they reach actual homeowners.
Broker opens
I host broker opens so local agents walk your home in person and think about which of their buyers fit before they ever book a showing.
Open houses
Hosted open houses bring in buyers and neighbors, and I follow up with every visitor afterward.
Agent-guided showings
I attend showings to point out what photos can't show, answer questions on the spot, and hear buyer reactions firsthand.
Showing feedback
I follow up with every agent who shows your home and bring their feedback straight back to you.

My Process
Discovery Call
Before I see your home, I want to understand your situation. A 20-minute call covers your timeline, your goals, and whether we're the right fit. Most agents skip this step entirely.
First Visit
I walk the property myself with no pitch and no pressure. I'm there to see the upgrades, understand the condition, and get an accurate read on value before I put any numbers together.
Second Visit
I return within 48 hours with a full pricing strategy and a marketing plan built specifically around your property. No generic presentation. Everything is specific to your home.
What Sellers Say
“Cody is a master at marketing, coming up with a myriad of different and creative ways to advertise our property - online, on social media, and locally. His efforts drove traffic to our property at a much higher rate than our previous agent.”
— Bruce Garrett · Seller · Scottsdale · 2026
“After meeting with him, we knew there was no need to call the other realtors. He is an absolute professional who provided a high level of service in all phases, making a complex process feel straightforward… His marketing approach was spot on and within less than a week, we had an offer, even before the property was listed.”
— Vicki Hall · Seller · Scottsdale · 2026
“Cody came prepared with data, pricing insight, and a clear plan for positioning our home to attract serious buyers. His guidance on timing, presentation, and market strategy was spot-on.”
— George Chewning · Seller · Scottsdale · 2025
“We listed after moving back to Australia, which was a nerve wracking prospect as we wouldn't be there to manage any of the sale in-person… Our inspection turned up an issue with the sewer line which required some significant work, and Cody did all the heavy lifting to get multiple quotes, communicate with the plumbing company and make sure the work was done to a high standard.”
— Georgia Smith · Seller · Scottsdale · 2024
Questions Sellers Ask
What is a pre-market launch?
It's marketing your home to buyers and agents before it appears on the MLS, while you finish getting it ready. It's done within ARMLS rules, and it lets you test buyer interest and price before going fully public.
Do you run paid ads for every listing?
Yes. Every listing runs paid Instagram and Facebook campaigns, along with organic social posts and video.
Will you be at my showings?
I attend showings so a buyer's questions get answered on the spot, and I follow up with every showing agent for feedback.
What areas do you serve?
My focus is Scottsdale, Paradise Valley, and Arcadia, including McCormick Ranch, Gainey Ranch, and Old Town Scottsdale. I also sell homes throughout the greater Phoenix area, including North Scottsdale, Desert Ridge, and Central Phoenix. If you're not sure your area is a fit, just ask.
How is your marketing different from other agents?
Most agents list and wait. I build a plan for each home: pre-market launch, paid ads, broker opens, open houses, neighbor outreach, direct mail, and a floorplan-first listing page.
Thinking about selling?
Start with a 20-minute call. We'll talk through your timeline, your goals, and what a marketing plan for your home would look like. No pitch and no pressure.
